    Who signs

Who buys snow removal, and what they need

Anyone whose lot must be clear before opening. Pick the ones close to your route, so one storm is one efficient loop.

    Property managers

They sign for several buildings at once: offices, retail and apartments.

Ask how many sites they manage near your route.

    HOAs and condo associations

Roads, sidewalks and common areas, usually through a management company.

Find the management company: it handles several associations.

    Retail plazas and shopping centers

Parking lots that must be open by 7 a.m., every storm.

Ask for the property manager, not a store.

    Car dealerships

Large lots, cars to keep clear, and early opening.

Dealer groups can sign several lots at once.

    Clinics, churches and schools

Liability on every icy step; many want salting included.

Offer a seasonal price with salting: it is what they budget for.

    Warehouses and hotels

Trucks and guests around the clock, 24/7 clearing.

Night-shift sites pay for fast, contracted response times.

    How it works

From list to signed winter contracts

    1

Search one client type near your route

Property managers, plazas, dealerships. One city, or a whole region for a bigger fleet.

    2

    Call and ask two questions

Who signs the snow contract, and when is it decided for this winter?

    3

    Quote and follow up

Walk the lot, send a seasonal or per-push price the same day, and log the follow-up in the CRM.

    What to say

A first call that gets you a site walk

“Hi, this is [name] from [company]. We plow and salt lots around [area] and have room on our route this winter. Who looks after snow removal for your property? … Is this winter’s contract already signed? I would like to walk the lot this week and send you a written quote.”

If they have signed, ask when it ends and call back a month before.

    Bid boards or direct calls

Be on the list before the first storm

Bid boards send the same lot to many contractors, so you compete on price. Calling property managers and lot owners directly, early in the season, makes you one of a few quotes they see, for lots you chose close to your route.

    FAQ

    Questions about snow removal contracts

How do I get commercial snow removal contracts?

List the people who sign them near your route (property managers, HOA management companies, retail plazas, dealerships, clinics), call to learn who decides and when, walk the lot and send a written seasonal or per-push quote. LeadsIt does the first step: it lists those businesses with the phone numbers and emails they publish.

When should I start calling for snow contracts?

Late summer and early autumn, before the winter contracts are signed. Late in the season, ask when the current contract ends and log it to call back before next winter.

Who signs snow plowing contracts for HOAs?

The HOA board approves them, but the management company usually finds and manages the contractor. Call the management company first.

What contact details do I get?

Each business’s public phone number, website and the emails it publishes. Ask the person who answers for whoever handles vendor contracts.

Is it legal to call or email these businesses?

Calling a business about a business offer is generally outside consumer do-not-call rules, but rules vary by country and state, so check yours. In the US, CAN-SPAM allows business email if you identify yourself, include your postal address and honor opt-outs. In the UK, PECR lets you email companies without prior consent if you offer an easy opt-out (sole traders need consent). In Canada, CASL allows it when the business publishes its address and your message relates to its work. LeadsIt only collects public business data.

    How much does it cost?

Your first city search is included with a new account, no card needed, and shows you its 5 strongest businesses. To get the full list, packs start at $6.90 for 5 credits, with no subscription, and credits never expire. One credit is one city search; a whole region is 13.
